Moovafy.co.uk is operated by Moovafy Ltd (“Moovafy”, “we”, “us”), registered in England and Wales, company no. 14908382, registered office C/O Bwbca Limited, Office 44, A30 Business Centre, Okehampton, Devon, EX20 1BG. By accessing or using our website and services, you agree to be bound by these Terms, Conditions & Disclaimer, and our Privacy Policy. If you don’t agree, please don’t use the website or services.
Moovafy is currently running a post Beta version of our platform, in an open live environment, working towards final proof of concept and product-market fit. We may update these terms as the platform evolves beyond our first post Beta platform, and it’s your responsibility to check back for updates.
What Moovafy is (and isn’t)
Moovafy provides a platform for private individuals (renters, buyers, and sellers/pre-sellers) to share their own stories about moving home, and for agents to message relevant story writers.
We are not an estate agency. We do not provide estate agency services, financial advice, investment advice, or any regulated activity. We do not list properties for sale or let, conduct viewings, negotiate offers, or handle any part of a property transaction. Agents who use Moovafy operate independently, on their own terms, any engagement between an agent and a story writer beyond an agent’s initial message takes place entirely outside Moovafy, and we bear no responsibility or liability for it.
Sharing your story
Renters, buyers, and pre-sellers can share a story free of charge. Sellers already on the market with an instructed agent can also share a story; their story displays their instructed agent’s name instead of being messageable, and interested buyers are directed to that agent’s own listing. This costs £50 per story, which includes us creating a reel for our Instagram and Facebook, unless your instructed agent already subscribes to Moovafy and applies their monthly free seller story to you, see Seller story fees below. Any story can also be boosted as a paid add-on, and sellers or pre-sellers can have theirs written for them too, see Boost and Story writing service below.
Your story is your own responsibility, it must be truthful, accurate to the best of your knowledge, lawful, and not infringe anyone else’s rights. We review stories before publication and reserve the right to decline, edit, redact, or remove any story, or any part of one, at our discretion, for example if it’s unlawful or inappropriate, or reveals sensitive personal information not suitable for public sharing. Only the fields you consent to make public are published; your last name, phone number, and email address are never published.
By placing a story, you warrant that: you are over 18; you have the right to buy, rent, or sell residential property in the UK; you are a private individual (not a business or collective investment vehicle, other than for local business or Agent Spotlight features); the story reflects your genuine circumstances; and you will act lawfully and honestly in everything you submit.
You can have one renter story, one buyer story, and/or one seller/pre-seller story live at a time. If you no longer wish your first name to appear publicly, you can opt out when submitting your story, we’ll show your story’s reference number instead.
Stories stay live for 3 months from approval, then are automatically taken down. We aim to email you a reminder before that happens, but it’s still your responsibility to get in touch if you’d like to keep your story live, just in case a reminder doesn’t reach you. You can also ask us to take a story down earlier, or we may remove one ourselves, for example following a complaint or a breach of these terms, see Cancellation, refunds & your cooling-off rights below for what that means for any fee already paid.
No verification of story writers
Moovafy provides a platform for personal storytelling. We do not verify the identity, financial standing, or any other aspect of any story writer, this applies equally to renters, buyers, sellers, and pre-sellers. We carry out no financial vetting, no credit or affordability checks, no identity or right-to-buy/rent/sell checks, and no due diligence of any kind on anyone who shares a story. Every story is exactly what its writer chooses to tell us, and it is their sole responsibility to ensure it is honest and accurate.
For renter stories specifically: we do not verify household composition or right-to-rent status. Stories describing multiple occupants sharing a property may be subject to mandatory HMO licensing or local Article 4 Directions. It is solely the responsibility of any agent or landlord engaging with a renter story to ensure any property offered is correctly licensed and compliant with local planning requirements and all applicable UK law. Moovafy bears no responsibility for this.
Messaging: how introductions work
Browsing every story is free, with no account needed. Right now, introductions to renters, buyers, and pre-sellers are handled personally by Moovafy, not through an automated system, that will change as we build out self-serve tools, and we’ll update these terms when it does.
- To reach someone, an agent gets in touch with us directly (see our Contact Us page), naming the story they’re interested in. We personally check they’re a genuine, practising agent before proceeding. This check confirms their status as a genuine, practising agent at the time we make it, nothing more. It is not a warranty or guarantee, express or implied, of their conduct, service quality, suitability, or of any result or outcome, and we accept no responsibility for any outcome arising from an introduction.
- Pricing: £95 per month, for up to 5 introductions a month. Early adopters who register before 30 September 2026 get their first 3 months free; after that date, new agents get their first month free. This also includes 2 free seller stories a month for your own instructed clients, just tell us who, see Seller story fees below. We invoice you directly, no card details or automated billing involved, cancel anytime. Need more than 5 introductions, or more than 2 free seller stories, in a busy month? Get in touch and we’ll sort it out directly, since this is a personal service at this stage rather than a fixed self-serve plan.
- We deliver the agent’s own business contact details to the story writer, along with their message. We never send a story writer’s contact details to an agent. It is entirely the story writer’s choice whether to make contact, and any such contact takes place outside Moovafy.
- We do not guarantee that a story writer will reply, that any match will result, or that a transaction will follow. Our only commitment is to pass on the introduction.
Setting up your agent subscription
There’s no self-serve signup yet, setting up is simple: get in touch via our Contact Us page and tell us a little about your agency. We’ll get back to you directly about the details we need to set you up, and confirm when your subscription, and any early-adopter free period, begins. See Messaging: how introductions work above for pricing, and Cancellation, refunds & your cooling-off rights below for how to stop.
Seller story fees
Pre-seller stories (not yet on the market) are always free, the same as renter and buyer stories. Once you’re on the market with an instructed agent, sharing your story costs a one-off £50, invoiced directly, which includes us creating a reel for our Instagram and Facebook.
If your instructed agent already subscribes to Moovafy, it’s worth asking them, subscribers get 2 seller stories free each month for their clients. It’s not automatic, your agent needs to tell us directly if they’d like to use a free story on you, before your story goes live.
Your story does not go live as soon as you submit it. We personally review every submission first, confirm whether the fee applies, and send you an invoice where it does. Your story is published once that’s settled, or once approved if your agent’s free story covers it.
If you’d also like our story writing service, that’s a separate fee on top of any seller story fee, not instead of it, one pays for us writing your story, the other for publishing it, see Story writing service below.
Agent Spotlight
Agent Spotlight, a way for an agent to feature their own story, patch and personality, is not live yet. We’re building it next. If you’re interested, register via our Contact Us page and we’ll confirm pricing and terms when it launches.
Boost
Boost is a paid option to have your story shown more prominently: a boosted story becomes the top story in its section (renting, buying, or selling and pre-selling) for as long as the boost is live. It’s open to any live story, renter, buyer, seller, or pre-seller. Boost is sold by the week: £25 a week for a seller or pre-seller story, £10 a week for a renter or buyer story, and you choose how many weeks. Each section has one Boost slot at a time, limited spots available, early bird gets priority, we’ll confirm availability before agreeing a Boost with you. Get in touch via our Contact Us page to arrange a Boost for your live story; it’s invoiced directly. Paying that invoice confirms you accept these terms for the Boost arranged.
Story writing service
If you’d rather not write your own story, we can write it for you. Send us a video telling the story of your home, and our professional writer and co-founder, Polly, will transcribe it and write it up as your own unique home story, human-written, never AI-generated. We also send you the finished piece as a PDF document, a keepsake you can hold onto as a memory of your home. The story writing service costs £50, and is available to sellers and pre-sellers only. Get in touch via our Contact Us page to arrange it; it’s invoiced directly. Paying that invoice confirms you accept these terms for the service arranged.
For an on-market seller, this fee is separate from, and in addition to, the £50 seller story fee (or free, if your instructed agent applies their monthly free story to you), see Seller story fees above, one pays for us writing your story, the other for publishing it. Pre-sellers only pay this fee, since sharing a pre-seller story is otherwise free.
Full Story Package
Sellers already on the market with an instructed agent can bundle their story fee, our story writing service, and 4 weeks of Boost together as the Full Story Package, for £100, or £75 if your instructed agent already subscribes to Moovafy. Pre-seller stories publish for free, so the Full Story Package isn’t needed there, but pre-sellers can still add our story writing service or Boost individually, see above.
Boost is limited to one seller or pre-seller story at a time, see Boost above. The Full Story Package is only available when that slot isn’t already taken for the period you’d like, we’ll confirm availability with you before agreeing one. In future we may expand Boost availability, for example by area, but for now it stays to a single slot.
It’s invoiced directly, either by bank transfer or by card via a secure Square payment link. Paying that invoice confirms you accept these terms for the package arranged, including the Seller story fees, Story writing service, and Boost terms above, which apply to each part of the package individually.
Payments, fees & fraud warning
We currently invoice agents directly for our monthly fee, sellers directly for the £50 story fee where it applies, and anyone directly for a Boost or our story writing service where used. For a seller story, Boost, or our story writing service, you can pay either by bank transfer or by card via a secure Square payment link, whichever you prefer. Agents are currently invoiced by bank transfer, a Square payment link is available on request. Prices shown do not include VAT unless stated (Moovafy is not currently VAT registered; VAT will be added if this changes). We may offer discounts or free periods at our discretion, which does not affect these terms. Our agent fee is exclusively for the introduction service and the free seller story described above, and our seller story, Boost, and story writing fees are exclusively for the service named; none carries any guarantee of outcome.
Check carefully before paying, how you’ll be asked to pay depends on the fee.If you’re paying by bank transfer, that invoice is sent directly from an email address ending exactly in @moovafy.co.uk, only use the account details stated in that email, and check the sender address carefully, fraudsters may impersonate it using near-identical characters (for example, an “rn” that looks like an “m”). If you’re paying by card, that’s a Square invoice, sent from Square’s own systems rather than our email address, typically showing as “Moovafy <invoicing@messaging.squareup.com>”, only pay via the payment link included in that invoice, don’t pay via a link sent any other way, and check the payment page itself is genuinely on a squareup.com domain before entering any card details. Either way, fraudsters may also send fake bank details or fake payment links. If anything looks unusual, please don’t pay it, and contact us to check first using a phone number or email you already have for us, not one provided in the suspicious message.
We are not responsible for any loss or damage arising from fraudulent activity by any third party, including anyone impersonating Moovafy, an agent, or a story writer, whether by email, message, payment request, fake payment link, hacking, or any other means. This applies whether or not you have used our website or services, and whether or not the fraud occurs while using Moovafy or after.
Chargebacks:if a card payment made via Square is later reversed or charged back after we’ve already provided the service it paid for, for example after a seller story has gone live, a Boost has run, or a written story has been delivered, we reserve the right to remove or suspend the relevant story or Boost immediately, and to pursue the outstanding fee by any lawful means. This is in addition to, not instead of, our rights under “Cancellation, refunds & your cooling-off rights” below.
Cancellation, refunds & your cooling-off rights
To be clear:once we’ve provided the relevant service, none of the following are refundable, except where we’re at fault or the law requires otherwise:
- a seller story, once it’s published
- a Boost, once it’s live
- our story writing service, once we’ve delivered the written story to you
- an agent’s monthly subscription, once that month has begun
This applies whatever the reason a story comes down, whether its 3-month period has ended, you’ve asked us to take it down early, or we’ve removed it ourselves, for example following a complaint or a breach of these terms, none of these are refundable either. If you’d like your story live again afterwards, whether that’s straight away or weeks later, that’s a new story and a new fee, not a renewal or extension of the original one.
By submitting a story and confirming these terms, you are asking us to begin providing the service (publishing your story) within the standard 14-day consumer cancellation period. Once we’ve done this, i.e. once your story is live, we will have fully performed that service under the Consumer Contracts Regulations 2013, which is why the refund right above doesn’t apply once published. The same principle applies to a Boost once it’s live, and to our story writing service once delivered.
Agents can stop their subscription at any time by telling us, there’s no fixed term, but as above, a month already begun is not refunded, whether or not you use all your introductions that month. We may decline to work with, or stop working with, any agent at any time, for any reason, though we’ll aim to explain why.
Content, IP & your responsibilities
By sharing a story, you grant Moovafy a permanent, worldwide, royalty-free licence to publish, reproduce, adapt, and display the content you’ve submitted (including photos and video) on our website and social media, for the purpose of operating and promoting the platform. You warrant that your content is genuine, lawful, not offensive, doesn’t infringe anyone else’s rights, and is free of viruses or malicious code.
Our website, its design, and its content, including the names “Moovafy helping homebuyers and sellers matchmake”, “Corners of your home” and “Corners of my home”, which are trademarks of Moovafy Ltd, are owned by or licensed to Moovafy and protected by copyright. You may not copy, reproduce, or use our content, trademarks, or platform design outside of Moovafy without our written permission, and you must not use our website or services to build a competing product.
No guarantees & liability
Moovafy provides a platform for storytelling and message delivery only. In short: nothing on Moovafy is a promise, warranty, or guarantee, express or implied, of any result, match, response, contact, or transaction. To be explicit about what that means:
- We do not vet, verify, or guarantee any story writer, including their identity, financial standing, intentions, genuineness, or the accuracy of anything they submit. This applies equally to renters, buyers, sellers, and pre-sellers, we carry out no identity checks, no financial or affordability checks, and no due diligence of any kind on any story writer.
- For agents, we personally check that anyone contacting us about a story is a genuine, practising agent before passing on their message, at that point in time only, it is not an ongoing check and we accept no obligation to repeat or update it. That check is not a warranty or guarantee, express or implied, of their conduct, service quality, suitability, or of any result or outcome. We do not vet or guarantee their financial standing, intentions, conduct, the quality of their service, or the accuracy of anything they submit, and we accept no responsibility or liability for any outcome arising from an introduction, service, or engagement of any kind.
- We do not guarantee the accuracy, completeness, or reliability of any story, message, agent listing, listing link, or other content delivered via Moovafy. Where an agent sends a listing link or other information, we simply pass it on, we do not prepare, check, or endorse it, and bear no responsibility for it.
- We do not guarantee that any story writer will receive a message, that any agent will receive a reply, that any match will occur, or that any property transaction will result, whether or not you use our services.
- We are not responsible for any outcome arising from contact between a story writer and an agent, which takes place entirely outside Moovafy.
Nothing in these terms excludes or limits our liability where it would be unlawful to do so, for example, for death or personal injury caused by our negligence, or for fraud on our part. Beyond that, we exclude liability for indirect or consequential loss, loss of profits, business, or opportunity, and any loss arising from third-party fraud, hacking, or unauthorised access, to the fullest extent the law allows.
Agents’ obligations
Agents using Moovafy must be a genuine, practising estate, letting, or buying agent, registered with any relevant redress scheme and compliant with all applicable law and regulation, including anti-money laundering and identification requirements where relevant. Agents are solely responsible for their own conduct, fees, and services, and for being clear and honest with any story writer they contact. Moovafy has no involvement in, and bears no responsibility for, any service an agent provides, any fee they charge, or any representation they make. Nothing in these terms, and no check we carry out, is a warranty or guarantee, express or implied, of any agent’s conduct, performance, service, or results.
Local partners & regulated services
We may feature local businesses (such as cafes, removal firms, or interior stylists) and Agent Spotlight features as paid partnerships, clearly labelled as such. We do not currently feature most regulated professional services, such as solicitors, mortgage brokers, or financial advisors, other than in limited cases where we can confidently meet our obligations as a platform (for example, registered architects). We do not endorse, and accept no liability for, any content or service provided by a local partner or featured business.
Links, linking to us & website security
Our website may link to third-party websites or resources; these links are provided for convenience only and do not imply any endorsement, and we are not responsible for their content, accuracy, or reliability. You may link to our homepage provided you do so fairly and legally and don’t imply an endorsement that doesn’t exist; linking to other pages requires our permission.
We don’t guarantee our website will be secure, uninterrupted, or free of bugs or viruses. You’re responsible for your own virus protection. You must not attempt to gain unauthorised access to our systems, introduce malicious code, or attack our website (including via denial-of-service attacks), doing so may be a criminal offence under the Computer Misuse Act 1990, and we will report and cooperate with law enforcement in such cases.
Data & privacy
Our Privacy Policy explains how we collect, use, and protect your data, including how messaging works from a data-sharing perspective, and who, including the developers, contractors, and AI tools we use to build and maintain the site, may have access to it. Please read it alongside these terms.
Suspension & termination
We may suspend or withdraw all or part of the website or our services at any time for business or operational reasons, and we may remove any story or suspend any account that breaches these terms, at our discretion. We’ll try to give reasonable notice where we can.
Governing law
These terms are governed by the law of England and Wales. Any disputes are subject to the exclusive jurisdiction of the English and Welsh courts (or, where applicable, the courts of Northern Ireland or Scotland for residents there).
