Very flexible on location, but not North or Far West Wales, East or North England, or Scotland. Would like to be rural but not completely isolated - somewhere with views, space, quiet and wildlife, but within good reach of facilities.

Direct outriding to a good range of bridleways/common land, not needing to ride on lots of lanes or box to riding. Ground floor, self-contained 1-2 bed annexe already in place (not potential to create one), either as part of the main property or a separate building. Ideally 3+ decent-sized stables, tack room/feed/bedding/hay stores. Ideally 5+ acres, flat and well-drained. Menage would be great but not essential. House: 3 bed minimum, good condition, no renovation required. A home gym or space to create one.

Equestrian facilities and annexe.

To move to a quieter, more peaceful, more relaxing location. To have horses on our property and be more self-sustained.
